When undertaking due diligence, we analyse the apartment over 15 different categories. The following is an overview of just one of the categories which can impact the overall score and give you a better understanding of what to look for when buying your next apartment.

Category 3: View or aspect.

What to consider:

A good view is usually the hero image on the marketing cover or the first image that captures your attention, but the camera can also exaggerate the facts. Always inspect the apartment yourself and familiarise yourself with the position of neighbouring buildings, infrastructure, and obstructions. Are you looking at the twinkling city lights, distant mountains, a winding river or directly into your neighbour's apartment? Do you have a good local view but extreme afternoon sun? Use a floor plan to check the apartment’s orientation. A west facing apartment can be brutal during summer, a north facing apartment can capture the breezes.

Case Study: What is a view worth?

We analysed two identical apartments with different views that have recently sold. Both apartments offer: 1 bedroom, 1 bathroom, same size - 56m2 (living) + 10m2 (balcony), same floor plate, layout, age, fit out, condition etc. Both apartments face south- east.

Apartment 1: 2307/55 Railway Terrace Milton. Sold 3rd February 2023 - $500,000. Positioned on level 23 of 30 with views of Brisbane River and CBD that clear neighbouring buildings.

Apartment 2: 907 /55 Railway Terrace Milton. Sold 19th January 2023 - $425,000. Positioned on level 9 of 30 with some local views in line with neighbouring buildings.

This is a great example of how the market considers a view to be worth an additional $75,000 for with all other attributes being equal. Good views do not always translate into higher capital values or stronger returns. There are a myriad of attributes, conditions and human emotions that can impact the performance of any property investment. Always research thoroughly.
