Will my view be built out? – Never say never.
I recently inspected a new apartment in Chermside on level 12 of a 14-level building. The complex was significantly taller than the surrounding property which was a mix of post war single dwellings and low-rise residential 80s and 90s walk-up apartments. The view was good and easily the best feature of the apartment. On a clear day, you could even see Moreton Bay.
Usually during an inspection, I get the full marketing pitch about the amazing features like the USB charge points in the wall and “don’t forget the marble look benchtops”, “also this vinyl flooring is industrial quality you know”. Not to be rude, I return with “ah yeah, it looks great”.
“And the view will never be built out”.
What? Did he just say that? Never to be built out?
Let’s fact check that.
· We’re in a new 14 level, 108 apartment complex which may have just opened the floodgates other similar development approvals in the area.
· We’re surrounded 1950s dwellings on big blocks with a strong potential for redevelopment.
· The site itself previously comprised 4x 1950s dwellings which were demolished.
· The subject and surrounding property is zoned Mixed Use (centre frame) so council no doubt has bigger plans for the area.
I strongly disagreed with his statement but I wasn’t there to argue. I haven’t heard someone use that phrase in a while, maybe because buyers have more knowledge at their fingertips or too many agents have been challenged by their optimistic statements.
Will my view be built out? Who knows what the future holds. Who knows what successive government, environment or technological change will bring.
